Gate Proposal Information

Dear Owners,

The Board is considering the installation of an unmanned, automated gate at the entrance to Lands End to restrict access to unauthorized persons.  The Board believes that a gate is necessary to enhance security.  Although the resort is only 10% occupied, there have been incidents daily of unauthorized persons entering Lands End and parking in the garages to gain access to restricted areas. We anticipate that the problem will increase as parking and resort amenities become more limited.

The gate being considered would be nearly identical to the front gate at South Seas.  The estimated cost of the project is approximately $25,000 which includes the provision of two remote controls, similar to a garage door opener, to each owner. These remotes would open the gate. We currently have sufficient reserves to cover the initial installation cost of the gate.  Recurring costs to the association include a monthly fee of approximately $3.00/owner to authorize temporary or limited access via WIFI using a cell phone app for service providers, delivery personnel, or guests. For an additional cost of $4,500, a reader could be installed that would enable the gate to open automatically through a compatible magnetic strip displayed on your golf cart, bicycle or vehicle.

The length of the gate will restrict access to cars and golf carts but will allow pedestrians and bicycles to enter. To discourage unauthorized access, a sign may be added at the gate for non-guests and non-owners of Lands End. The Board is also considering a complimentary gate mechanism for the pool and courts to replace the previous fobs and lock system damaged by Hurricane Ian. If implemented, the remote access devices for the road entrance gate would also serve as a fob for the gates to the pool and courts,  which could also be accessed through an app on an owner's cellphone. The  Association will seek insurance to have some, or all of the cost of the pool and courts gates covered by insurance.

While an owner vote is not required, the Board is including with this email a survey to solicit feedback on the Board's recommendation to add a gate. The Board may not proceed if there is not favorable support for a gate. A brief white paper on why the board feels it important that a gate be installed, as well as a document that describes features in operating the gate, are attached to this email.
